Homes in the surrounding flatter neighborhoods, like Almond Grove and the streets near the University Avenue corridor, tend to be older, architecturally charming, and prized precisely because you can walk to town. Lots are generally smaller here, and inventory is thin, so character properties in walkable pockets command a premium that has little to do with square footage.
For buyers who want the "town" experience — coffee on foot, community events, a compact commute to Highway 17 and 85 — this is the target. Just go in expecting to pay for location and provenance rather than raw size.
The hills: views, land, and a different rulebook
Head uphill and the market changes entirely. The Los Gatos hillsides and the unincorporated mountain areas beyond offer privacy, acreage, and views you simply can't get on the valley floor. But they come with a different set of considerations that every hillside buyer should price in:
- Fire hazard designation. Much of the Los Gatos hillside sits within a Very High Fire Hazard Severity Zone and the broader Wildland-Urban Interface. That affects insurance availability and cost, defensible-space obligations, and — for new construction or major remodels — building requirements. California's Wildland-Urban Interface Code is being updated for 2026, so ignition-resistant materials and design standards are a moving target. Confirm the current rules with the Town of Los Gatos and CAL FIRE before you plan anything.
- Access and utilities. Well and septic, private roads, and slope stability are common in the higher elevations. These aren't dealbreakers — they're diligence items that belong in your underwriting from day one.
- Jurisdiction. A property with a Los Gatos mailing address may actually be in unincorporated Santa Clara County, which changes who issues permits and which rules apply. Always verify.

Schools
Schools are a primary driver of demand across Los Gatos, and the picture is layered. Elementary and middle school attendance depends on which district a given address falls into — several serve different parts of town — while many high-school-age students attend within the Los Gatos-Saratoga Union High School District. Because attendance boundaries don't always follow city limits or intuition, never assume a specific school from an address. Verify enrollment eligibility directly with the districts before you fall in love with a house.
Commute and lifestyle
Los Gatos trades a little tech-campus proximity for lifestyle. You're a straightforward drive up 85 or across to 87 and 101 for the major employers, and Highway 17 puts Santa Cruz and the coast within reach for weekends. Downtown, the creek trail, and the surrounding open space give the town an outdoor, small-city feel that many valley neighborhoods can't match. For families and executives who want a walkable center and mountain access without leaving Silicon Valley, that combination is the draw — and it's why demand here has stayed resilient.
What actually drives value
If I had to compress it: walkability and provenance drive the flatland market; land, views, and buildability drive the hills. The mistake I see most often is buyers comparing a downtown cottage to a hillside estate on price per square foot, as if they're the same asset. They aren't. One is scarcity of location; the other is scarcity of land. Underwrite each on its own terms.
Los Gatos rewards buyers who do their homework on the specifics — the exact parcel, the district, the fire zone, the permitting path. That's the work I do before anyone writes an offer.
